An ice dam forms when heat escapes through your attic, melts snow on the roof, and the meltwater refreezes at the cold eave edge — building a wall of ice that forces water under your shingles. It's not just a roofing problem; it's a combined roofing and insulation problem.
Bergen County homes built before 2000 often have inadequate attic insulation (R-30 or below vs. the R-49–60 now recommended). When interior heat escapes through under-insulated attic floors, it warms the roof deck above and melts snow — even in below-freezing temperatures.
The meltwater flows toward the eaves, where there's no heat from below. It refreezes, forming the dam. As more water backs up, it finds paths under shingles, through gaps, and eventually into your home's walls and ceilings.
