A properly installed skylight with quality flashing — as B&T uses — does not leak. Most skylight leaks in NJ are the result of improper installation, failed flashing (often from inferior aftermarket kits), or aged sealants. VELUX-matched flashing systems, installed correctly, provide a long-term watertight connection to your roof.
Most NJ municipalities require a permit for skylight installation, as it involves structural framing and a roof opening. B&T handles permit filing as part of the project. Permit costs vary by municipality and are included in our estimate.
As a rule of thumb, skylight area should be 5–15% of the floor area of the room it serves. Larger is not always better — oversized skylights in south-facing rooms can create too much heat gain in NJ summers.
